Farm Located: 5 miles north of Rock Rapids on K-52 or 7 miles south & 3 miles east & 1 mile south of Luverne, Minn. or 2 miles north & 7 miles west & 1 mile south of Ellsworth, Minn. Sign will be posted.

 

Legal description:

The north ½ & the southeast ¼ of the northwest ¼ of section 29-101-44, Kanaranzi Twp, Rock County, Minnesota.

 

Real Estate taxes:

Current gross taxes are $2,478.00 per year. Sellers will pay all real estate taxes due and payable in the calendar year 2008.

 

Farm Service Information for entire farm: 

120 gross acres with 108.2 acres of cropland with 55.8 acre corn base, corn yield of 114 bushel, counter-cyclical yield of 143, soybean base acres of 52.4 acres with a 37 bushel yield, counter-cyclical yield of 45. METHOD OF SALE

Terms & Possession: 10% or ten percent earnest money deposit day of sale. Buyers will enter written agreements for purchase immediately following close of bidding. Earnest monies will be put on interest for the buyer. Balance will be due on or before March 1, 2009, when deed and abstract will be delivered to buyer and full possession given on March 1, 2009.
