21-98-44, Wheeler Twp, Lyon Co., IA.
Real Estate taxes: Current gross taxes are $1,084.00 per
year. Sellers will pay all real estate taxes due and payable in the
calendar year 2008.
Farm Service Information for entire farm: 80 gross acres with
78.50 acres of cropland with 55.9 acre corn base, direct corn yield
of 99 bushel, counter-cyclical yield of 99, soybean base acres of

METHOD OF SALE
Tract #1 – 80 acres more or less. The farm is in a high state of
cultivation & fertility with good farming practices. This farm is a

Terms & Possession: 10% or ten percent earnest money deposit day of
sale. Buyers will enter written agreements for purchase immediately
following close of bidding. Earnest monies will be put on interest
for the buyer. Balance will be due on or before January 10, 2009,
when deed and abstract will be delivered to buyer and full
possession given on March 1, 2009.
Additional Terms & Conditions on all Tracts: Sellers will provide
deed and abstract to buyers in a manner, which is most cost
effective for the Seller. Sellers reserve the right to accept or
